The cover has some light wear, though I would say that its condition is pretty good for a directory of this vintage. The pages are mostly excellent, no foxing, scribbles or handwriting that I found - but I can't guarantee that nothing got past my quick riffle-check. From a non-smoking home - no tobacco stench. The book measures about 11" x 8¾" and 2¼" thick.
